Warning-Craigslist..Fraud and Ebay! Be Very Careful, Warn Property Owners!

Our dearest Midori Miller has posted this blog trying to keep us informed of the latest and newest scam taking place with FSBO being the target. I have re-blogged this post because I feel it worthy of reaching as many Professionals and Consumers as possible.

This morning "The listing machine" had a story he wanted me to blog about.  It's a true story and can happen to anyone.  Recently he has been working with one of his customers to purchase some vacant land.  Now his customer has a house to sell it was placed on craigslist.  He placed it there..and was shocked at what he had found. 

 

This is not one case of this there are several on Ebay right now!

While going through ebay this same customer found his property on ebay..not placed there by him or by the listing machine. 

While looking at the ebay listing it was his own words...his pictures...and definitely his house lifted from his posting on craigslist.

So who is selling it?  It isn't him but someone else he does not know, a scam trying to get people to bid high for an escrow deposit. 

Please, be very careful and check your city..it seems that they are going after unsuspecting FSBO's generally never been listed in the MLS

It's the unofficial end of summer. Tips for preparing your home for Fall. Let's get started Crossville TN.

As the end of August quickly approaches it is the start of the " unofficial" end of summer. Now, is the time to start preparing your home for fall. With early fall just around the corner weather patterns will start to change and the things we put off today may not seem as appealing when the weather starts to change.

Preparing your home for fall is easy. Whether you just relocated to a new home, whether you are selling your home or thinking of selling there are things that you can start doing today that will keep your home in tip top shape for any event.

Tips for preparing your home for Fall :

  1. The first thing you should consider is turning on your heat : Throughout the summer we all tend to forget about heat circulating throughout our home when we are trying to escape the summer heat with our air conditioners. Now is a great time to change those dirty air filters and have your heating system checked by a professional to ensure your system works safely and effectively.
  2. Seal any openings around your doors and/or windows :By sealing openings in doors and windows you are not allowing any of your heat to escape nor are you allowing any of the cold to seap in. This is a great money saving/energy saving way to keep your electric bill in check !
  3. What lies beneath : Before the cold sets in you may want to consider having your sprinkler system flushed. Since most sprinkler systems are under ground it does not take much cold weather to freeze those lines. This might be a good time to also have your septic system checked and/or pumped if needed. By doing it now it saves you great expense with a frozen/snow covered ground.
  4. Clean those gutters : By cleaning out debris from your gutters you are also examining and catching any hidden problems like rotted or broken gutters. This is a good time to replace what needs to be replaced. It also gives you a chance for a quick glance at your roof. Although many roofs come with 20-30 year warranties that doesn't mean they don't need attention at least once a year. Check for missing shingles and replace them as needed.
  5. Trim the trees : Now is a great time to trim any dead limbs or overgrown limbs that especially could be over your home and/or roof tops. A simple thunderstorm could potentially break off dead limbs causing damage to any roof.

As with any list's of preparation the list can go on. I have compiled the top 5 list of " things to do" in preparing your home for the fall weather. Law of Attraction - The phrase Law of Attraction, although used widely by esoteric writers, has a variety of definitions. Turn of the century references conceptualized the law of attraction as relating to physical structure and to how matter develops. A more modern consensus among New Thought thinkers is that the Law of Attraction says people's thoughts (both conscious and unconscious) dictate the reality of their lives, whether or not they're aware of it. Essentially "if you really want something and believe it's possible, you'll probably get it" but that putting a lot of attention and thought onto something you don't want means you'll probably get that too.From Wikipedia, the free encyclopedia

 Now that the defination of the " Law of Attraction" is understood let's ask the most concerning question you have as a seller :

  1. " Why isn't my home selling ? "

 Let's re-phrase what I hear, what your family or friends here :

" My house has been on the market for months, the market is horrible, nothing is selling, I am never going to be able to sell my house ". Oh well, maybe next year, or when the market picks up"

Whether speaking that very statement out loud, under your breath or even thinking it, those are the thoughts you are projecting and in turn the " Universe", " The Law of Attraction is giving you exactly what you want ! See, the Law of Attraction is fed off of what we think and feel. What we do, say or how we act, in any manner, whether positive or negative. We allow what goes on in our world, our home, our society to determine how we are suppose to feel rather than what we actually feel. For example :

      * Have you ever wondered why the house down the street sold and yours didn't ? *

Your home is your castle ? You have built your home upon strong foundation of morals, principles and valuable memories. Every wall, stairwell, planted bush is a milestone. It is your prize possession. Your goal is for it to become someone Else's prize possession. Living on for others to enjoy and raise their family. Why wouldn't someone want to purchase your castle ?

Putting the Law of Attraction to work for you : Let's stop looking at everything obtained as luck and understand that our thoughts are giving us what we get. If we want our house to sell but walk around saying I don't want to sit here forever, by default, you will be sitting there forever because your thoughts are already saying " Your sitting here forever". Rightfully, by your words you are attracting what you do not want because you are speaking it. By focusing on what you want, those are the things you will attract.

Whether you want to purchase a home, sell a home, open a business, find your dream job your thoughts of " wanting" should be the main focus. We all don't want things, I don't want a flat tire, I want to make it to work on time...period....no negative thought just positive affirmation that I WILL arrive to work on time. Why ? Because I want to. And because I want to and because I BELIEVE that I will all good things will come. I have spoken no negative thought to hinder my attendance therefor I will attract nothing but positive things.

Lets Practice :

  • I want to sell my house
  • I will sell my house
  • Someone wants to purchase my home because of my hard work
  • My home is exactly what others need and want
  • It doesn't matter what the media says, my house will sell
  • My Agent is doing a wonderful job to sell my house

Practice those thoughts. Allow the "Law of Attraction" to work for you, your family in all of your desires.

Are you selling your home in Crossville TN, some helpful hints to get your home sold.

As a seller there are so many things you can do to add value and curb appeal to your home that are cost effective. Some may require no money at all.

As a Real Estate Agent I hear "feedback" all the time from potential buyers while house hunting.

  • The biggest concern I hear is "clutter" and how they cannot get a real feel for the home with so much clutter.If you are like me, a pack rat, never wanting to throw anything away because it has some sort of sentimental value, I get it, however to a potential buyer it does not even have half the meaning to them as it does to you. I have found that those $5.00 storage bins that you find at walmart are wonderful and cleans up a lot of clutter of papers, books, memorabiale and such and can easily slide under a bed.  Although it may not seem like clutter to us it may very well be a cluttered room to buyers that cannot get a accurate feel for a room size.
  • Neutral colors serves much purpose in preparing your home for sale. It gives a more "open" feel to all the rooms, inviting and cheerful. Dark colors close up the room, making it seem smaller, bright colors like pepto bismal pink leaves the buyers with a bad taste in their mouth as well as a bill they feel is senseless having to repaint.

Most of the time when buyers are searching they are searching for homes unless actually specified that they can move right into and potentially one room at a time do some re-decorating or re-modeling. If they leave with a long list of to -do's chances are they will find another home or give you a not so nice offer on your home immediatly deducting expenses they feel will occur to them.

  • Pressure Cleaning the outside of your home is way to "cheer" it up without having to replace old siding. A Buyers first impression of your home is when they pull into the driveway. Delicate landscaping also adds a nice touch. But be sure to remove any dead limbs, trees or shrubs. Use mulch when you can to ensure your landscaping does not require much effort.

It is always best to remove garbage, old wood, anything that will appear as an "eye soar". Keep things as neat and tidy as possible both inside and outside the home.

  • If you are a smoker, try to refrain from smoking in the homeor at least while the home is being shown. There are A LOT of non smokers out there and some will immediately be turned off by your inside smoking leaving them with more expense to move right in with having to get "rid off" smoked filled carpets and painting. If you do smoke , leaving bowls of vinegar throughout your home in hidden spaces helps pull nicotine out of the air.

There are so many ways to get your home ready. To add value and curb appeal so the offers to purchase your home meet your needs. Do not give buyers reason for any deductions.

Lake Tansi, Crossville TN, Our Family Weekend Get-Away on the Water !

First day of School for Cumberland County Students, 08/11/2008

Monday, August 11, 2008 begins our new Calendar year for the 2008-2009 school year. Students will report to their scheduled school for a short 2 hour day. The purpose is for students to become reacquainted with the school, it's rules, code of conduct, dress codes if applicable, meet their teachers and receive their schedules for this new school year.

On Tuesday, August 12, 2008 students will be off from school. This is the day that only the faculty and staff report to school. This allows the Teachers and Staff time to organize and make any special conditions or arrangements for their students to help them achieve all of their learning goals throughout the school year.

Wednesday, August 13, 2008 the Students, Faculty and Staff will all report to School and follow it's regular 200-2009 School Calendar.
