Tips For Achieving Your Goals. Rome Wasn't Built In a Day, You Know.

Tips For Achieving Your Goals, Whether Short or Long Term :

Do you have long-term projects with short-term expectations? If you do, that is a sure path to frustration and failure.

Set Goals For YourselfLifestyle and business goals such as exercise, healthy diet and money, more clients, etc, have to become habits in order to be effective. Career changes, changes in your business because of the market and/or economy also takes time and planning, and it doesn’t happen overnight.

Your world has shifted. There’s voice mail, e-mail, twitter, facebook, and faxes that have made a “waiting” period unacceptable and almost obsolete. With information immediately available, we expect relationships and goal achievement to be done the same, whether in business or in life. As you read this you know that it is unreasonable to expect that and yet we still do ? We’ve been led by advertisers to believe that we deserve immediate gratification, and that it is readily and effortlessly available!

When you want to train a puppy, you know that it’s going to take time and consistent reinforcement. You’re ready for that, because you want your puppy to behave in an acceptable way. Why then, are you so patient with the puppy and so hard on yourself?

When you plant seeds in the garden, you tend them, water them, hope for sunlight and nurture them. Are you nurturing yourself?

The best way to move gently and effectively towards your goals is to take a reasonable approach. Break your long-term project goal into sub-goals. Break it into doable, short-term chunks. Today prepare the soil; tomorrow plant the seeds.

Each action you take and each step is satisfying because you know that it is contributing to the completion of your goal. You cannot rush Mother Nature with your garden, and the same is true for your goals.

This process is much more than “bloom where you’re planted”, because when you’re the gardener you choose what to plant and how to nurture it. Do the same for yourself, and grow yourself beautifully. Your goals will be accomplished in due time, and you won’t end up up-tight and frazzled, which usually leads to thinking your goals cannot be obtained.

Success Secrets Still Valid Today

Author Michael Jeffreys personally interviewed 15 top motivational gurus in 1997 for his then upcoming book. After talking to gurus from Brian Tracy to Dr. Wayne Dyer, he distilled 8 Secrets to Success they all agreed upon. These secrets are still good today and are as follows:

1. Take 100% Responsibility for Your Life – In a society where people blame everything from their parents to the government for failure, those who don’t buy into this mentality or succumb to the “victim” thinking, succeed. To blame something or somebody outside yourself is saying that they have control over your life and not you. Someone else’s opinion of you doesn’t have to become your reality.

2. Live Your Life On Purpose – What separates motivational thinkers from the unsuccessful is that they believe they’re doing what they were put here to do. The difference between this and just living, is that the latter is just getting through the week with the least amount of problems. But when you live your life on purpose and with purpose, your main concern is doing the job right, consistently thinking of quality vs quantity. For the entrepreneur this means finding a cause you believe in and building your business around it.

3. Be Willing to Pay the Price - Be willing to pay the price for your dreams. Wanting a big house, a luxury car, and a million dollars in the bank is all very nice, and everyone wants these things – but are you willing to pay the price to get them? This is one of the major differences between the successful and unsuccessful. You have been given a job to do, whatever that may be, whatever profession that may be in, no one ever said it was going to be easy.

4. Stay Focused – Every day we’re bombarded with hundreds of tasks, phone calls, messages, and everyone competing for our time. Focusing requires giving up something in the present because you are investing your time in something that will pay off big-time down the road. Jack Canfield and Mark Hanson were turned down by 30 publishers when they submitted the first “Chicken Soup for the Soul” book. Instead of giving up, they stayed focused on their goal(s) and did four or five interviews per day for radio, TV, and newspapers, for five days a week for an entire year. Eventually, a small publisher decided to take a chance, and of course now it’s a best-seller that spawned an entire series that have sold more than 10 million copies.

5. Become An Expert in Your Field One striking factor all successful people have in common is how seriously they take their profession. They strive to be the best at what they do, and do almost anything to improve. If someone followed you around all day with a video camera at your business, would it be a tape you’d be proud of or embarrassed about? Make the decision today to work at being the best in your field. How? By finding out what the “best” in your field are doing, and do what they do while separating yourself from the rest.

6. Write Out a Plan for Achieving Your Goals –
Write out an action plan/map, heck, make a dream board if you need to, for how you’re going to achieve your goals. Trying to reach your goals without a plan is like trying to drive from Los Angeles to Chicago without a map. A goal that isn’t written down is merely a wish or fantasy.

7. Never Give Up - Never, never, never give up, no matter what factors or circumstances head your way. When you’re fully committed to achieving your goal, giving up is not an option. You must be willing do whatever it takes to make it happen. The power of perseverance is an awesome force. As someone once said, “inch by inch it’s a cinch”. Think of the lowly inchworm – if it pondered the length of the trip from start to finish before it started, it probably would never move. To a worm’s point-of-view, the garden path must look like a trip to Mars. Keep on going like the EverReady battery bunny, we so often call ourselves and pretty soon you’re there.

8. Don’t Delay – Nobody knows how much time they have left to accomplish their dreams, and we must remember that we don’t have forever. The clock is ticking, and sooner or later your number comes up and you’re gone. Successful achievers know this too, but they don’t view it as a “negative”. Achievers use it to “spur them on”. They go after what they want as energetically and as passionately as possible, for as long as they have.

“Today is a check – cash it! Yesterday is an I.O.U. – forget it! Tomorrow is a promissory note, don’t bank on it!” I think that’s a pretty good summation of life, so go out there and cash in on that “today” check.

Again I wonder...Where the hell is your agent???

It is not often that I find a post in our Real Estate world of blogging that makes me want to stand up and clap. When I read this post that is exactly what I wanted to do.

Purchasing a home by yourself or having a Realtor(r) who is more absent than not from your transaction is like self diagnosing yourself instead of going to a trained and qualified Physician for whatever ailment bothers you.

Often times we think we receive the best deal when we go at it alone. Just like there could be hidden dangers in why we feel so tired, have headaches hidden dangers can also loom in a home that appears "healthy" or " looks good " to the naked eye.

It is better to be safe than sorry. It is better to have a qualified professional on your side than to find out later you misdiagnosed yourself or purchased a home full of mold or defects not seen or understood by the naked eye.

Via John MacArthur Branch Manager (Long and Foster Real Estate, Inc.):

crowd

This business of being a real estate agent is ever changing. There are more styles in this profession than any other. Agents not only come in all shapes and sizes....they all bring their baggage with them.

koolaid

Now I will admit that I have neglected signing on and sharing thoughts lately. I have been busy. Spring has sprung and many of you have made the move to buy.....now. I don't know what they put in the water in this area, but some of those unidentified chemicals must have created buyer urgency. You know who you are and you have been sipping the kool aid.

Not a bad time to storm the DC market. Lots of inventory out there. Lots of over priced inventory. Lots of undervalued inventory. Lots and lots of houses, townhouses and condos for sale. Did I say...lots of them?

autos.jpg In recent weeks, there have been multitudes of buyers doing the price range and location procession. You may have seen them. They form the unstructured caravan travelling from one open house to another on Sundays.

They rush from door to door, computer print outs of listings in hand, hoping to discover "home sweet home". Don't see many agents. Don't understand that.

It is one of those things that made me go......hmmmmmmmm.

idea

So I decided to investigate just what are these people thinking. I made up a little checklist and positioned myself outside a popular open house (I am sure the agent loved having me out there...but it was a free sidewalk, and I only talked to folks as they left and I never once shared that I was an agent and God knows I told no one I was the Naked Realtor).

nakedrealtor

I heard some very interesting things. Some of you have an agent(?). Really? And your agent told you to go out and visit open houses and if you found something you like...give the agent a call.

What part of no representation don't you understand?

You are walking into home after home, heart in hand, dreams in your eyes, unarmed in quagmire of legal issues that quietly put you at risk. You are spending the better part of 20 minutes to determine the quality and value of the largest purchase of your life. You carry the false belief that on your own, you can evaluate the merits of homes.

questions.jpg

Let me share a secret. Everyone selling a home has done as much as possible to put lipstick on that pig and make her the belle of your ball. You are ravished and they are offering all the sizzle your senses can bear. A pretty red door may suit feng shui but it is no indicator of the energy efficiency of the home. Those new stainless steel appliances may gleem in the kitchen, but they are no indicator of anything other than the sellers ability to polish up the area. All that glitters is not gold. Do you realize that the agent sitting at home, watching t.v. is supposed to be representing you, ferreting out fact from fiction?

doh.jpg

Some of you have decided to go it alone. You have read all about buying a home online and you have heard that you can strike quite a deal if you don't have an agent. You might be able to get the seller to reduce the price of the home a bit because they don't have to pay an agent. Sounds like a plan.

Of course, the listing agent is the one that has to make the concession. In Maryland, they can write up the offer for you. They can promise that things will be as smooth as silk. There may be a scintilla of truth in that statement. They represent the seller. They can not represent you. They can not say or do anything that is not in the best interest of their client.........the seller. They can not negotiate for you. They can not advise you. They can just smile......maybe make a little less for their effort..........and smile all the way to the bank. You get the keys and absolutely nothing else.

Now, does that sound like a responsible plan when making the biggest purchase of your life?

Actually, running out on your own and reporting back to your agent(?) is pretty stupid. Your agent works for you. They will be paid fairly at the close of the transaction. Don't you agree that they should earn the money? I do.

Taking your best shot on your own, with no representation, is absolutely the riskiest way to go about purchasing. Most agents will represent you and be willing to accept the commission offered by the seller. That arrangement seems like a win-win to me. Just like anything else...you get what you pay for.

Of course, I am just the naked realtor, I do this for a living. If you want to receive further information or send hate mail or ask a question or maybe you can tell me..where the hell is your agent?...you can write me by clicking on this link.

In Memory of Active Rain Member and Friend Christina Williams ~ A Walk With Christina

Sometimes people come into our lives for only a seaon. Sometimes people come into our lives for a reason. Sometimes people come into our lives and we get the real chance to know them, to love them and that friendship last's a lifetime. We never really know when our journey together will end but no matter what happens or how it happens we are always grateful for the moments, the times, the joy of having that person in our lives.

Christina Passed Away Last Night After a Brave Battle Against Cancer. Today, it is raining. Christina loved flowers. In fact every chance my daughter would get she would find and pick flowers for Christina. ~ I think Christina is bringing the rain so she can spoil us with the flowers she loved so much. I will never look at a flower the same again ~

For anyone who knew Christina you know she never left home without her camera. She could capture the most captivating moments through a single lens and pass it on for everyone to enjoy. She was an avid nature lover and savored every moment she got to spend in it. ~ I will never look at the beauty of nature the same again ~

Christina left a legacy behind her. A fighter and advocate for cancer. An advocate and rescuer for abused pitbulls. A footprint upon the hearts of those she touched. A milestone of memories through a single picture she snapped. Christina taught so many the importance of living, doing the things you want to do and enjoying the things you get to do. ~ We will all miss you our dear friend ~

                                                 Crossville TN Real Estate

The Cumberland Plateau has been called by some ( in their opinion ) heaven. With our 180 degree mountain views, historic downtown and average climate/weather and popular rivers and streams it feels like home.

Crossville, Tennessee is centrally located between Knoxville and Nashville.

Crossville, Tennessee - Cumberland County is dedicated to the well-being of its commercial, industrial, and residential citizens. The success and happiness of every man, woman, and child of Cumberland County is essential. From premier medical facilities to great schools, Crossville is a great place to live, work and play. Not only is Crossville "The Golf Capital of Tennessee," it is home to numerous museums and shopping centers, making Crossville a place of tourism.

Crossville has been designated one of the top 10 best locations to retire by Bizjournal magazine, Rand McNally, and several other periodicals.

Crossville is full of recreational and educational experiences that allow all of it's residents to live life to its fullest. With plenty of businesses and job opportunities provided, Cumberland County citizens have an excellent place to work. Why look anywhere else, when everything you need to be successful is right here in Crossville?

Tennessee's climate varies from east to west, but it is generally considered to be moderate with four distinct seasons. The budding of wildflowers and dogwoods occurs in spring and honeysuckles welcome summer. Fall foliage and crisp air make Tennessee autumns memorable and the wintry weather brings mild flurries of snowfall.

For The Golf Enthusiast :

Situated in the heart of Tennessee's scenic Cumberland Plateau, The Bear Trace at Cumberland Mountain was named "Top Ten Courses in Tennessee" by Golf Digest in 2001. Today, Bear Trace is one of the most sought-after sites among the Jack Nicklaus designed courses in Tennessee. The 6,900-yard (gold tees), par 72 layout features a design that capitalizes on elevation changes as well as natural features, such as flowing brooks and clustered, mature pines. The signature 7th hole, a 393-yard, par 4, incorporates another of the region's natural resources, layered flagstone, along the front of the green.

Don't Become A Victim After Your Land Purchase. Dot Your I's and Cross Your T's !

Crossville TN Real Estate

I cannot tell you how many times I have received a telephone call or an email from a Consumer after purchasing a lot for sale here in Crossville. The purpose of their call is to ask me to fix the situation they are now in because they did not use an Agent to purchase a piece of land and now, bills are steadily coming in.

Yesterday, I received a telephone call very similar to this. A couple purchased several lots in Fairfield Glade, a deed restricted community here in Crossville. When they got on the phone you could hear the panic in his voice. His wife stood standing holding a bill for Property Owner Association Fee's on several lots. In turn they wanted me to hurry, list and sell these parcels as they were never advised they would have to pay these fee's and it was stretching there wallet. When I dropped the other shoe imagine there surprise when I asked if they ever had soil tests performed to determine the size and/or location of a septic tank, if any at all. The next problem is they purchased their lots in the not yet developed area of Fairfield Glade. Which means most of the lots they purchased have no utilities ran to the street, they are on dirt roads, not paved roads and we still have no idea if they are viable to hold a septic.

Don't be fooled by the beauty of a property.

At times like this I feel bad for the Consumer but stand on the fact that This is why you need a Licensed Real Estate Agent to assist you in a purchase.

Don't be a victim to " I don't want to pay commission ".Although it seems great on the surface I can assure you that later the transaction will cost you more money, time and aggravation. A Licensed Real Estate Agent is trained to look out for your best interest. We are trained in the right questions to ask, tests to perform, contingencies to write. Whether it's a $5,000 purchase or a $500,000 purchase you are taking a grave risk not being represented by an Agent.

If you look at Lot Sales for example :

When purchasing a lot in Tennessee every buyer is to practice Due Diligence. In other words you have to do your homework. Most Consumers feel this is an easy task and are up for the challenge. But have you ever heard of :

  • Lot and Land Disclosures
  • Lilly Soil
  • Soil Analysis
  • Septic Certifications
  • Contingencies
  • HOFFA Fee's
  • Deed Restricted Areas

These are just to name a few. To condense this post but give you the most valuable information let me explain the purchase of a lot and what should be done :

  1. The first thing that should always be completed when the thought occurs to purchase a lot or any tract of land is to call a Real Estate Professional. A Real Estate Professional will be able to determine the lands worth ensuring that a particular piece of land is actually worth what you plan to offer. There is a difference between what you, a seller and what comparable properties show as " worth ".We have the tools the compare the value to other similar properties. When in doubt...an appraisal is in order. Keep in mind we are NOT appraisers. We are simply comparing other similar properties and advising you accordingly.
  2. Second,if this is a deed restricted area like Fairfield Glade you should be informed of all HOFFA and/or POA dues. In many cases the monthly or yearly dues differs between a vacant piece of land rather than a piece of land being used as a primary residence. In Fairfield Glade for example POA and/or HOFFA Fee's include amenities like golf, fishing, indoor and outdoor swimming pools. However, even though Golf is an amenity it will require payment prior to entering the course although it will be at a reduced rate.  Many deed restricted areas/subdivisions have restrictions. You should know of these restrictions and receive adequate copies for your records. If you are expecting to build a utility shed for example having a copy of the restrictions will ensure that the shed can be built or what the requirements are. Knowing is better than building only to have to tare it down if you didn't know.
  3. The third and most important step(s) while submitting an offer to purchase is to ensure that the size and location of the lot will hold a septic ( if applicable where there is no city water/sewer ). In most cases here in Crossville there is city water but no sewer. Without sewer you need a septic tank. The first step would be to call our local soil analysis expert. You will need to go to the property and show a location of where you " think " your home will be built and where the septic will be placed. At this time the expert will probe the soil and determine if there is plentiful lily soil. Here in Crossville on the Cumberland Plateau you should always keep in mind that we are on a mountain with a lot of rock. This is why the soil tests are so important. If our expert determines the soil is viable he will draw a graph. This graph will show the position of the septic. BUT, it does not stop there. To ensure you can build the size home you are requiring that graph will then need to go to our local Environmental Office. Environmental will then go to your potential property with the graph and determine if that specific area will hold a septic large enough for either a 1, 2 , 3+ bedroom home. The size of the lot, the location, gullies, cul-de-sac's, easements all play an important role in determining the size of a septic. Now, don't be fooled. Although this may seem like a fairly easy process there have been many occasions where : you could put a septic on the lot but not a home ( there was not enough room or there was a water source like a creek ).
  4. Often in the State of Tennessee Land/Lot Disclosures are not used in Deed Restriced areas. You should know when they are used and when they are not. Due Diligence or doing your homework will inform you if there are any known encroachments, county maintained easements, water sources, flood zones, mineral rights and timber rights to name a few associated with the property you potentially would like to purchase.

Contingencies- Contingencies placed in a Offer to Purchase allow you the potential buyer to negate or withdraw the contract based on provisions you have included. For Example :

  • If you want the soil to be viable for a septic tank in order to purchase and it is not than you would not be required to purchase the property based on expert opinion that it will not hold a septic.
  • If you require a 3 bedroom to be built on your potential purchase and it will only certify for a 2 bedroom you would not be required to purchase the lot.
  • If you expect mineral and/or timber rights to the property at purchase and they belong to someone else, you would not be required to purchase the lot/land.

Other familiar contingencies :

  • Contingent on appraisal.
  • Contingent on reasonable financing
  • Contingent on copies of restrictions

Other contingencies can be outlined at the discretion of your Real Estate Agent and your needs. Contingencies are important in allowing you the potential buyer to gain the necessary facts enabling you to make an informed decision.

I cannot stress enough the importance of working with a Real Estate Professional to protect your best interest. It is important to know your rights and to be informed of them. Licensed Professionals know these because we are trained to know. Most independant sellers are not aware of Disclosures, Tennessee Real Estate Laws and other therefor they cannot protect your rights. It is important to have someone who knows on your side.
