Relocation Package : Crossville TN Real Estate : Your Home is your Castle....Have a Home Inspection

Home buyers are as unique as the homes they plan to purchase and no two are exactly the same. When pre-owned homes come onto the market they are rarely in perfect condition and most of them have that "lived in look " Both financially and emotionally, your new homes is one of the biggest investments you will ever make. You will enjoy many years of happiness and memories if you have chosen wisely...

Homes can contain defects.Certain problems or defects you can probably live with others may become financially devastating to you. You should always purchase your new home with the best "informed" decision possible. The magnitude of the home buying choice should be made with confidence.

The value of a Home Inspection is to confirm that the proper working condition of major systems in the home function properly such as :

  • Electrical
  • Mechanical
  • Plumbing
  • The integrity of its structural components

Of course other minor repair items may be detected throughout the inspection the above listed can be the most devastating financially if not known to you prior to purchasing any home.

What you can expect during a Home Inspection:

  • The Exterior of the home
  • Electrical Systems
  • Roof
  • Foundation both Interior and Exterior
  • Heating/Air Conditioning Units
  • Plumbing System
  • Attic Basements/Crawl spaces
  • Windows and Doors
  • Gutters
  • Sidewalks and Driveways
  • Plumbing fixtures
  • Water Heater
  • and room by room review

Having an Independent Home Inspection will cost between $250-$350 and money well spent to determine any major defects within the potential home you are planning on purchasing. Understand: a Independent Home Inspection is different than the standard Home Inspection your Financial Institution will perform as a condition of your mortgage loan being approved. With an Independent Home Inspection you are choosing and hiring your professional and payment is due by you. In most cases this will not waive the inspection your mortgage company will require but it will give you peace of mind and the added assurance that when you purchase your new home you have made an informed decision.

Melissa- Great advise. Don't go to court without an attorney, and never buy a home without an independent home inspection.

Melissa, this is great advice. What always baffles me is people that want to buy a house and ask if the inspection is required. I always tell them that they should require it for piece of mind.

Thanks for a well presented explanation of the importance of an independent home inspection. Some buyers foolish choose to forgo an inspection in order to save a few hundred dollars. They need to realize in the long run they stand to lose a lot more money due to undetected flaws.

I have a great inspector that I use on each home.  I really don't like the bigger co. that just push inspectors through.  I am sure there are a lot of good ones out there.

I am glad that inspectors now have to be licensed.  In the past some of the inspections were a joke.
